Guiding you through tenant payments in detail
The rent
This is the monthly amount both parties have agreed on for renting the property throughout the tenancy.
A refundable security deposit
Prior to the start of your tenancy, a security deposit will be required. For properties with an annual rent under £50,000, this is capped at a maximum of five weeks’ rent. For properties with a rent of £50,000 or more per year, the cap increases to six weeks’ rent. This deposit provides the landlord with protection against potential damage to the property, missed rent payments, or breaches of the tenancy agreement.
Amendments to the Tenancy Agreement
Should you need to make changes to your tenancy—such as swapping or adding a tenant—an administration fee of £50 (including VAT) will apply. In cases where the request involves additional work, a higher charge may be applied if considered reasonable.
Early termination of tenancy
If you choose to end your tenancy early, you will be liable for covering the landlord’s costs associated with re-letting the property, as well as rent due until a new tenant is found or until the end of the fixed term—whichever comes first.
Utility bills
Unless stated otherwise in your Tenancy Agreement, you are responsible for covering the cost of all utilities and services during your tenancy. This includes gas, electricity, water, broadband, TV subscriptions (e.g. Sky or cable), phone bills, the TV licence, and council tax.
Late payment of rent
If your rent is overdue by 14 days or more, interest may be charged at 3% above the Bank of England Base Rate, calculated from the date the payment was due until it is received.
Key and security fob replacement
You are responsible for keeping all keys and security fobs safe throughout your tenancy. If any are lost or not returned, you will be liable for the reasonable cost of replacement.
